The Meadows is a mixed residential development located in Kill, Co. Kildare. Developed by the Cannon Kirk Group, this ambitious project comprises 147 units, including apartments, duplexes, maisonettes, and semi-detached houses. The project commenced in May 2021 and completed in September 2023 and has now evolved into a thriving community, built to meet the highest standards of comfort, efficiency, and sustainability.
The architectural vision, designed by TOF – Terry & O’Flanagan Ltd, paired seamlessly with the structural engineering expertise of DCE – Duffy Chartered Engineers. Together, with Amvic ICF as the key building solution of this development and delivering high-performance homes and long-term value.
The Cannon Kirk Group selected Amvic Insulated Concrete Forms (ICF) for their exceptional thermal performance, durability, and ease of installation.
As the construction industry continues to embrace sustainable practices, ICF has become the material of choice for projects aiming to reduce energy consumption and carbon footprints. In The Meadows, Amvic ICF provided the ideal solution for creating airtight, energy-efficient homes with superior insulation, minimising heating and cooling costs for future residents.
The diversity of the unit designs added complexity to the build, demanding a high level of adaptability and precision from all teams involved. Two experienced Amvic installers—Ecowall ICF and PD Civils (Paddy Daly)—were brought on board to ensure the ICF system was implemented to perfection.
Amvic ICF’s lightweight panels not only facilitated swift installation but also significantly reduced waste on-site, aligning with the sustainability goals of the development. The use of ICF also simplified the construction process by combining the benefits of formwork, insulation, and structural integrity into a single system.
By incorporating Amvic ICF, the project has achieved superior thermal performance, providing residents with homes that remain warm in the winter and cool in the summer, while also delivering future cost savings on energy bills.
From an environmental perspective, the use of ICF has contributed to a lower carbon footprint during the construction phase and will continue to do so throughout the lifecycle of the buildings. Furthermore, the material’s inherent strength ensures the durability and longevity of the structures, reducing the need for ongoing maintenance.
This was a complete site with 16 different house types with variety of finishes to include varying colours of brickslips, varying colours of silicone renders and many units with decorative bands around front elevation windows and doors.
