A confident first step into ICF construction
Amvic ICF has delivered an apartment scheme of three blocks, four to five storeys each, alongside two duplex units for Bridgewater Homes. The original design had been developed for traditional concrete block construction, but the developer wanted to increase productivity, shorten the build programme and remove wet trades from site. ICF gave them a way to do all three without changing the fundamentals of the design.
Because this was Bridgewater’s first ICF build, the move to Amvic wasn’t a decision taken lightly. Numerous design meetings and workshops were held with the client and project engineers well ahead of the start on site, with close collaboration on detailing and structural elements carried through the build. That groundwork paid off: all three apartment blocks and both duplex units were completed to programme, with the build holding pace through one of the wettest starts to the year on site — the first four months of 2026 among the wettest on record.
“We made the decision to progress with Amvic on our Phase 2 -79 apartment units in Waterfall in June 2025. This was driven by cost and time. We felt with Amvics commitment to our schedule and proactive approach to design as key factors in our decision.
Amvic strived to ensure programme dates were met even in the wettest period on record for the start of 2026 and continued to give proactive design & on-site construction solutions throughout the project build.”
Despite a challenging weather window and the added complexity of a first-time ICF build, Amvic ICF delivered the scheme to programme. All three apartment blocks and both duplex units are now complete, and the close collaboration established at design stage carried through into a build process the client came away from familiar and confident with ICF construction.

Crews kept pace with a tight schedule through one of the wettest starts to the year, with ICF construction proving far less exposed to weather delays than traditional blockwork.
The 200mm concrete core delivers inherent airtightness and exceptional thermal performance across the apartment blocks and duplex units.
Removing wet trades from the build increased on-site productivity — a key driver behind the developer’s decision to move away from the original block-built design.
A shorter overall programme for the developer, achieved without compromising on structural performance or design intent.
